Funds must be mailed to bank or deposited directly at bank (see FAQ's) or payment made through PayPal, zelle, VENMO (you are always responsible for any and all fees). Email if you have any questions. Following the above actions, I will e-mail you simple payment instructions.
SPECIAL NOTE: Sometimes, people change their mind or find an alternative that better suits them. Thus, I may concurrently be in contact with others interested in bed or room. Therefore, you may wish to consider completing the RULES below sooner rather than later and making at least first payment digitally. (PayPal is instant. Checks can take weeks).

Just common sense rules
RENT. Rent is due and payable no later than 12:00 noon (Chicago time) on the 1st day of each month that rent is due. Rent is (SEE PRICING PAGE) per month. In addition to rent amount, tenant to add last two digits of his cell phone number to amount to identify payment as his (i.e. $xxx.24). This system is described in detail in documents to be forwarded separately. No prorated rent. Monthly rent is in increments of full months. Also requires refundable deposit in addition (Item #7).
TERM. Tenant is exchanging rent (money) for the exclusive right to use one bed and common areas. This agreement is month to month, with a three month minimum. Penalty (or fee) for less than three months tenancy equals amount of deposit. Either party may cancel this agreement with 30 day advance written notice to the other party. If corresponding electronically, email is preferred. If either party fails to give 30 days notice (29 days or less notice), the penalty to the other party is equal to amount of deposit. Any and/or all conditions subject to change with 30 days advance notice.
LATE RENT PENALTIES. Rent received after 12 noon local Chicago time on the 1st of each month is late; or first bank day if the 1st falls on a bank closure day. No grace period. You alone are responsible for paying the rent on time. Rent received after the first of the month that rent is due requires tenant to give a $1 donation PER DAY rent is late to a charity of his choosing. For example, if funds are deposited in bank on the 25th of the month, tenant promises to send $25 to his designated charity without any action from Landlord. Tenant further agrees to notify Landlord immediately via e-mail or phone when this has been accomplished. Failure to notify Landlord when this has been done will result in loss of deposit.
BOUNCED CHECK. $25, plus any incurred fees.
MEANS OF PAYMENT. The ONLY method of payment is via check to bank account (details to be provided), VENMO, Zelle or PayPal (tenant is always responsible for any fees).
DUE DATE. Checks/payments in full must be in VENMO, Paypal or Wells Fargo Bank's possession no later than the first day of the month. Checks that Tenant anticipates will be received by Bank after that date, or that are received after that date, should apply fee schedules as noted in item [3] above.
DEPOSIT. In addition to first rent check, Tenant to pay $50.00 (fifty dollars) deposit, which is refundable upon moving out, assuming all rules herein have been complied with. Tenant must ensure room is left in as good, or better, condition than move in and all bedding and personal items removed. Tenant to notify landlord with room status and current mailing address to receive deposit return.
LANDLORD RESPONSIBILITIES. Landlord agrees to provide one bed to tenant for his exclusive use and to keep property comfortable and safe, with properly operating appliances. Should damage occur to the property or an appliance fails to operate, for whatever reason, Tenant agrees to notify Landlord (or designee) of such event immediately. Landlord to pay cost of all utilities, excluding any personal charges (i.e. pay to view movies, etc.) Landlord is not responsible for any lost, stolen or damaged articles at the premises.
TENANT RIGHTS. Tenant is hereby granted permission to properly use all common areas.
GARBAGE. Garbage container(s) are in alley, behind house. TENANT IS EXPECTED TO EMPTY FULL, OR NEARLY FULL, HOUSE CONTAINERS AND REPLACE LINERS, as applicable. Leaving any overflowing garbage container for someone else to empty is considered bad form.
TENANT RESPONSIBILITIES. Tenants are responsible for any and all PayPal or other fees related to rent payment. Tenant promises to keep his room, bed, and any closet space neat and orderly and not contribute towards the destruction or damage of the property. Tenant to use kitchen and bathroom hand towels in lieu of paper towels whenever possible. When doing his personal laundry, tenant to throw any common area hand towels in with his own laundry & return those clean hand towels to their proper location. Tenant promises to leave ALL areas, including bathroom and kitchen, as clean, or cleaner, than found. Leaving crumbs, food, droppings, dirty dishes, silverware, etc. for your roommates to later find and clean up after you is considered bad form. Tenant further promises to perform a final "post flight inspection" prior to exiting any area to ensure that nothing remains behind that would indicate he had been there and that he has left the area clean and orderly. Tenant to put card with contact information to include at least last name and phone number on or near bed; and upon move out to replace card with a blank card for next tenant. Tenant to notify Landlord or representative of any issues with property that effect its livability.
Rooms with AC window units. If tenant's room has window AC unit, tenants in that room take full responsibility for installing in window each season (May/June) as well as removing and storing at the end of each season (September/October - Halloween at the latest). AC unit will be turned off/not operated when not in use or not needed.
OTHER TENANT RESPONSIBILITIES. Tenant shall pay for repair and/or replacement of anything due to his negligence, excepting normal wear and tear. No Tenant may permit anyone other than a bona fide Tenant to remain overnight. The Tenant shall not paint or make any alterations to the Premises without Landlord's express consent. Tenant strives to conserve energy & turns off all appliances, lights, fans and all other powered devices when not in use.
REMOVAL OF BELONGINGS. Immediately upon termination of tenancy, Tenant shall remove all belongings, bedding and other personal items. At tenant's option, Landlord will remove bedding and other items from bed and dispose of such items for a $30 fee. Tenant belongings left after termination of tenancy are subject to this $30 fee as well as accruing rent & penalties. Tenant to replace card on/near bed with a blank card for next Tenant.
FREE BEDDING. Tenant is authorized to use left over bedding.
SINGLE NIGHT LODGING. Former Tenants (only) may arrange for single night stays at a cost of $39 per night, space and time permitting, with prior arrangement. This service is for occassional use only.
CHANGED INFORMATION. Tenant agrees to update Landlord immediately with any new or changed personal information.
PARKING. For a fee, nearby or on-site parking may be available to Tenant.
SMOKING. There is to be no smoking of any kind inside. Smoking outside is permissable; however all smoking related materials, including but not limited to spent matches, ashes & butts must be disposed of entirely and so as not to litter or create a hazard.
STORAGE. Any personal items stored or kept at property are at the Tenant's risk. Tenant agrees to hold harmless Landlord for any items stored or kept at the premises that are subsequently lost, stolen or damaged for any reason whatsoever. Furthermore, any items stored at the property are done so gratis and are exclusive of the rent fees charged and collected for using the crashpad, as mentioned in item [1].
REPRESENTATIONS. Any representations, promises and/or actions not specifically included herein and made by Landlord or his representatives regarding the property or this lease, shall not be binding or enforceable.
COMPLIANCE. Tenant agrees to comply fully and unconditionally with these rules. Tenant will use good judgement and due caution when using all appliances and equipment.
